What involves a typical construction process of a house?

What are the reasons for each process?

What are the methods/procedures of the construction?

What material selections are used?

Construction techniques and processes vary from region to region; as each part of the country and even each city has different needs to meet; and therefore different building codes. These are enforced so that the buildings will meet a minimum safety standard. I can give you a basic idea of what goes on; but it depends on where you live, what type of house you want built, and the features in it.

The typical suburban dwelling normally begins with the excavation of the soil, to a depth below the frost line. A concrete footing is poured; to provide support for the foundation walls and spread the weight of the house over a wider area. At this point, the water supply lines and sewer drains can be installed. Once the concrete has cured sufficiently; forms are constructed to the shape of the foundation walls,and filled with concrete. The shape will vary according to the design of the house and the exterior finish. Forms are removed when the concrete cures; then the damp proofing is installed and the foundation is backfilled.

Framing begins – this is the structure of the house, and where all the subsystem lines are to be run. Usually a platform is built first, this will become the first floor, and the base for the wall framing. Once the walls are framed in, a platform is built on top; thus becoming both the ceiling for the first floor and the floor for the second. This continues until all the storys are completed; then the roof trusses are added and covered in wood to make the roof. Usually the roofing system is installed at this point.

Several things can now happen – the house exterior finishing; normally windows and doors first, then whatever type of wall finish, soffit, fascia, and gutters. This will seal out the weather while the interior mechanical systems go in (electrical, HVAC, plumbing – HVAC means Heating Ventilation and Air Conditioning). Once all this stuff is in, then the house is insulated; including the vapour barrier.

Drywalling is next, once this is done then the millwork (baseboards, door frames, etc.) is installed so the painters can do their bit. Once everthing is painted the electricial trims out everything. This means that all the plugs, switches and fixtures are completed properly.

Now the really fun stuff. All the cabinetry can go in, carpets are installed; as are the tubs, toilets, etc., and the rest of the plumbing fixtures. You can also put in any special stuff (eg. ceramic tile, hardwood floors, etc.).

This is about the point at which most folks would move in, and the house would be complete.
