real estate investors tend to over think the entire process of wholesaling properties or refuse to learn how to properly

perform and complete a transaction. We, as people always want an easy way or method for accomplishing the task at hand.

1. Do not get emotional about any real estate purchase
2. Start simple then work your way up.
3. Stay away from structural problems.
4. Activity breeds activity.
5. Don’t get greedy.
6. Always get a home inspection by a licensed pro.

8. Don’t talk about your deal until you have a binding contract.

If you are a beginning investor, wholesaling or quick turning properties is a great way to get started. Also known as

flipping. First thing first don’t use the word “flipping”. You should replace the word flipping with wholesaling or quick

turning. The word flipping caries some negative connotations. Loan fraud, inflated appraisals, straw buyers, and false

documentation could all be associated with the word flipping. So avoid that word if you can.

Here are some tips for you to remember as you wholesale property. The first rule and the most important rule is do not get

emotional about any real estate purchase, other than your own home. Remember this is a business opportunity not a trophy.

Too many beginning investors want the deal of a lifetime. They pass up the smaller deals or end up loosing money trying to

go after the trophies.

First impressions sell most houses. If you can’t get them out of the car, no one will see the inside of the house. So make

sure that it has some mac daddy curb appeal. A lot of investors spend a lot of time on the inside and do nothing to clean

up the yard. There are a lot of buyers out there that drive a neighborhood they want to live in looking for “their” house.

You want to get them out of the car. So make sure the lawn is in good shape, and there is some landscaping present. Just

add curb appeal!

Change is always good. Any cosmetic changes that you make will draw attention. So when in doubt, throw it out! Look for

ways to make some minor cosmetic changes. You don’t want to get in over your head, so make minor changes like adding tile

to a kitchen, entryway or bathroom.

The most obvious no brainer is carpet and paint. Never keep either! Putting new carpet and paint can change the look of

the home dramatically. By adding these you are going to bring up the visual appeal. You don’t need to spend a fortune, but

you don’t want to go to cheap either. Stick to neutral colors. Don’t go with something funky that is going to shy

prospective buyers away. Remember if they want the funky colors they will do it after they buy the home.

Memorize rule number 1. Do not get emotional about any real estate purchase.

Start simple then work your way up. Smaller is better at first. The less work you have to do, the smaller the mistakes you

can make while you build up experience. Then when you have the experience, go after the big ones. You just want to make

sure that you are taking steps to achieve your goals. Don’t put the cart before the horse!

Stay away from structural problems. Leave those to the pros. You don’t want to tackle these, nor do you want to have to

pay for them. If it is a major repair and you feel comfortable tackling it, make sure that you have someone on your team

that knows and can guide you in the right direction. Make sure that you estimate your cost correctly.

Activity breeds activity. Pre-market the finished product while you’re still working, once people can see the end is near.

Don’t market it too soon though. You don’t want them entering the property before you have changed the things that scare

people away. So make sure that it is in your final stage of completion. You will get stragglers wanting to know what you

are doing, before you even market the property, invite them in. They may be impressed with what you are doing and pass the

word around that you are going to sell. You will also get curious neighbors wanting to see what you are doing. Let them

know you are only bringing the value of the neighborhood up, and they will then be a little more tolerant with your late

night construction.

Don’t get greedy. Take the first offer that hits your financial goal. A bird in hand etc… If you pass up that offer you

don’t know when you will get the next. The trick to quick turning is quick. You want to move on to the next deal. Volume

is the trick to remember when wholesaling; the more you do, the more profit you have. Don’t wait around for the extra

thousand when you could be making ten thousand on the next deal.

Always get a home inspection by a licensed pro. They might find something that the contractor overlooked but was paid for.

Most Contractors will gladly come back and address the issue if notified immediately, three years later is a different

story.

Contact your local Tax Assessor’s office. Find the Appraiser who works that neighborhood where your house is located and

ask him/her what trends they see. Ask them to share the most recent comparables; they watch every deed transfer not just

the ones available to your real estate agent through the local Multiple Listing Service.

Don’t talk about your deal until you have a binding contract. LOOSE LIPS SINK SHIPS! If you brag about all the money you’

re going to make on a deal your looking at, everyone within earshot is potential competition. Even me J

Obtaining the CECL or better known as the California electrical Contractor License does not have to be something that takes forever, in fact it is usually quite simple and only requires a little bit and fill in the necessary information. After you have completed the application, you only need to click on the submit button at the bottom of the application to automatically submit it to the California Department of Industrial Relations.

If you are not like most people and prefer to have a paper trail for everything you can submit your application by hand, they will only accept applications submitted in blue or red ink then mail the information.

After you have submitted the info for the testing exam and have been approved by the DAS your information is then moved to the testing facility, also known as the Experior Assessments. Experior Assessments then sends you the Candidate Information Bulletin. The Candidate Information Bulletin is a fantastic resource on how and what to study for the test, as well as give you the 800 number for your local area to schedule your exam, the CIB will give you the local facility location as well as upcoming testing times and dates. Please note that a test date is not automatically assigned to you.

Each application requires a seventy five dollar fee for the application as well as a one hundred dollar fee for the test which is due at the time of the testing. It’s required to pay via check or money order with it addressed to: DIR- Electrician Certification Fund. Every application/applicant must have a certain amount of experience before they can be officially certified, as well as qualifying via the written test. Each application must prove that they have had enough in field experience by one of the following:

1. Finish an the apprentice programs supplied by either the California Apprenticeship Council, the federal Bureau of Apprenticeship training, or State apprenticeship council approved apprenticeship programs.

2. In Job Experience: You must complete 8000 hours of work for an electrical contractor, that includes tasks like maintaining the electrical systems that are covered in the National Electrical Code, construction, as well as installation.

Keep in mind that there is absolutely no reciprocity between states. Although, there are some exceptions between certain states as covered by the Chief of the DAS which will state other requirements needed.

Be sure to purchase the needed books for your exam. To figure out which books that are necessary, refer to the list of documents and books listed on the state’s exam page of their website. It’s an absolute must that you purchase these before you take the test.

Following the rules is crucially important, the test is a closed-book examination. You absolutely cannot review any materials during the test. We wish you luck! The test consists of 100 questions based on general Electricity and you have 4 hours to complete it. The test is administered on a computer, and the test is designed for those with very little computer experience. There is a short practice version of the test that guarantees that everyone fully understands how to properly take the test. We highly recommend arriving atleast fifteen minutes before the scheduled starting time. You must also bring one valid form of ID that has your name on it, a current photo, and a signature.

does anybody take Texas HVAC contractor license?

Hi,
I want to take HVAC Contractor License Exam but idon’t know which book or books i should study?

Barnes and Nobles! I’m not saying all of their books by any means. The main one I would be concerned with would be “Audel HVAC Fundamentals Volume 3 Air Conditioning, Heat Pumps and Distribution Systems”. That is the one that my friend uses at school. As far as other books, I really think you should take a trip to a school that offers that major. They will have test prep books that they recommend. Best of Luck!

According to California law, can I draft and submit plans without a license?

I am drafting plans for a friends remodel in California. It states on the city’s pamphlet that all sheets of plans must be signed by the person responsible for their preparation. I don’t want to get into trouble for not having a license if I need one, but I can remember when I did the plans for my sisters restaurant a few years back that this signing was not necessary. All she needed to do was state on the plans that the owner/builder was the contractor and doing the plans? Am I able to draft and submit the plans without a license in California?
I will not be submitting the plans. The property owner will be doing this themselves. Does this make a difference?
The design is not mine…but the home owners. All I’m doing is drafting, not the design.

You are drafting BUT:

Who did the architectural design?
Are you drafting something designed by some architect or building contractor?
Are you designing and drafting without being a “real” architect?

You don’t need a license to draft a design done by a registered and licensed architect or building contractor.

BUT as a drafter you are not allowed to “pretend to be” an architect or building contractor; you can be fined big time, and if your building falls and someone dies then you could even face charges for “criminal negligence” (that means jail) and don’t forget the civil lawsuits.

Still if you like to be creative you are allowed to do the “concept designs” BUT a real architect must create an architectural design from your concept.

In simple words the architect would translate your “art” (concept/ vision/ inspiration/ creativity) into a “real architectural design” meeting building codes and regulations.

How do you build a deck or patio structure to last? There are many things you can do to extend the life of exterior projects by doing a few extras that we have learned through experience. Most of these are general concepts that apply to whatever you want to build, be it a deck, patio cover or fence.

First, build as much of the structure as is aesthetically possible of pressure treated wood.

Treat all the cut ends with a sealer, or whatever the other sides are treated with.

When building a deck of redwood, water seal all six sides of each piece of wood with a quality wood sealer before it is installed.

On top of joists and under the decking boards, flashing can be applied to keep moisture away from this connection. Major beams can be flashed with metal, rolled roofing strips or asphalt emulsion.

If building a painted structure, such as a patio cover, seal the major connections with a wood preservative and then prime all six sides of each piece of lumber before it is installed with an oil based primer, and then paint the whole structure. Some pieces will additionally be painted on all six sides before they are installed. You do not want a raw wood to raw wood connection, as dry rot can get started in a very short time.

Footings are always raised above the ground and are sloped so that soil, and thus moisture does not meet the wood.

Caulking is done on the top of a connection, but not on the bottom, so water does not collect and can run out if it eventually does get in.

Many contractors don’t do these things because it is time consuming, messy or they just don’t know any better. The usual practice is to build the structure and then prime and paint and try to caulk all the connections. The finished product may look the same, however in years to come the investment of time to build it right will pay off many times over.

I am not sure what state you are in. In general, each state has a set of requirements in order to obtain a license. I am sure most of the states require you to have insurance. Many times you have to obtain the insurance prior to even getting your license. In Texas that is the way it is.
