Question for GC’s & Construction managers- Are there warning signs that a client is going to be a freak?
I’m a PM for a custom homebuilder and I have the client from hell. We’ve all been there once or twice…I’d really like to be able to identify cheap, controlling, manipulative, clients who have unrealistic expectations. What are the red flags you look for?
Not really an answer, just sympathy.
“Freaks who can afford custom, high end homes are common in that market.
They think their spending power gives them special rights & basically….you answered your own question.
Problem is…how to handle them.
Remind them of the contract agreement & any references to “extras” & change orders & that anything is possible if they are willing to pay in time on the job or for upgrades to the original plan.
If they want a change that is a “wash” ,say “what a great idea” let them have it just to make them feel like it was a “win” for them & it might hold them for a while.
Have them attend scheduled ,onsite , job meetings ,take minutes & have them sign off on all agreements .
Dig your nails into yourself & try not to murder them on the spot unless you are certain you can get away with it.
