where, rate is the rate of interest at which the loan is taken, if rate is 12%, use .12/12 = .01 since the monthly rate is yearly divided by 12.
nper = number of installments, 36 or 48 in your case,
pv = present value of loan, which is the amount of loan you take
fv = future value, always zero since you have to payoff the whole amount
type= indicates if EMIs are to be paid at start or end of the month, for most banks, it is start of the month, so use 1.
This is how your formula will look assuming you take a loan of 500000.
EMI= PMT(.01,36,500000,0,1)
